A while back, the personal care company, Proctor & Gamble,
developed a marketing concept for their various products.
They refer to it still today as the 4 P’s of Marketing: Product,
Place, Promotion, and Price. This concept is as fresh today as
it was when developed over 40 years ago, and it can
also apply to selling any kind of residential or commercial
real estate.
In residential real estate, some people jokingly refer to the 3
P’s of selling real estate: 1. Put a sign in the yard, 2. Put the
listing into the multiple listing service, and 3. Pray. This is not
even close to what we propose using. While the first two are
simply a given, and the third may be helpful, we utilize a
more proactive approach to marketing properties.
Here are the 4 P’s of Marketing as applied to selling
Real Estate:
1. Product: Is the house in good shape or in need of
repairs? Is the décor current or dated? Is the floor plan
functional or in need of help? How saleable is the
property? We understand that every home is different,
and each requires a unique approach to marketing that
emphasizes the best aspects of your home.
2. Place: What’s the location of the property? Does it
overlook the Lake or does it back up to a major interstate
highway? Is it in an in-demand neighborhood or one in
transition? Does it have a usable yard?
3. Promotion: What’s the best way to promote this
property? If it is a historic home, then it should be
marketed on historic web sites and media. Should this
have a video? What kind of unique approach will attract
the right buyer for your home?
4. Price: Price is partially decided by the product’s, or
home’s, real and perceived value, but they also must
consider supply costs and the overall health of the
market. Every house will sell for market value.
Unfortunately, the buyer does not care what you want
or need to get out of the sale. Price can be adjusted based
on the condition of the home, location, and the overall
real estate market. Properly pricing your home will
ensure marketability.
